Development: - Purchase Property: WDC purchases property form landowner for ground up shopping center development in both suburban and urban areas. Upon contracting for land and during the due diligence process, WDC will share with landowner all development plans, including names of retailers, with landowners. The landowner should have a clear picture of activity on the property. WDC has built and developed Wal-Mart shopping centers as well as other national retail tenants such as Kohl's, Lowe's, Sam's, Ross and Michaels.
- Joint Venture: WDC will enter into a joint venture (JV) with landowner who contribute their property to the JV. The landowner will receive a return on the value of the property along with a participation in the profit of the shopping center. All aspects of the JV will be transparent to the landowner.
Consulting:- Shopping Center Development and Land Use Planning: WDC will advise a landowner on how best to attract tenants and how to plan a mixed-use on the property. WDC is very knowledgeable about how to best negotiate those restrictions imposed by retailers and restaurant companies in such a way as to maximize the value of the property. WDC consults with landowners on how to build Wal-Mart shopping centers, as well as shopping centers for other national tenants.
- Institutional Investor Consulting: WDC consults with institutional investors about retailing, restaurant, and development trends. WDC’s unique combination of industry research and hands-on development allows WDC to analyze market positioning of individual retailers and restaurant companies so as to identify long-term out-performance and under-performance.
- Retailing and Restaurant Industry Consulting: With Mr. Weiner’s experience as a manager of a large retailing chain, and as an industry analyst group tracking over 250 companies worldwide across all industry segments, WDC’s expertise helps retailers and restaurant companies with strategic positioning, human resources, logistics, systems, financial structure, and how to go to market.
- Equity Financing: WDC helps channel equity capital either from wealthy individuals or institutional equity investors into either raw land in the path of shopping center development or into existing shopping centers with redevelopment potential.
- Brokerage: For properties that have high profile and restaurant opportunities. WDC will broker your property in such a way as to maximize value and protect the value of any remaining tracts.
