Weiner Development has created a very strong operational and managerial team to execute the development acquisition, and management of shopping centers. WDC has in-house construction led by Mike Coontz, who has built over 1,000 projects for a major shopping center REIT (Weingarten Realty) and who is able to deliver construction projects on time and under budget. Our counsel, Michele Howard, has over 15 years experience in leasing and real estate acquisition and development.

WDC also has in-house property management and leasing led by Tommy Stewart. We have in-house accounting and marketing as well. These skill sets allows WDC to manage property with an eye for reducing what is termed leakage. That is, we focus intensely on reducing the difference between reimbursements by tenants for taxes, insurance, and maintenance, and the actual costs of taxes, insurance, and maintenance. We do that by closely watching our costs and during the leasing process, reducing any opportunities where retailers do not reimburse the true and full cost of running a shopping center.

Andy Weiner is the founder of Weiner Development. Prior to founding Weiner Development, he served as Chief Operating Officer for Weiner Stores a chain of 159 stores with locations in Mississippi, Louisiana, and Texas. His responsibilities included store operations, logistics, IT, accounting and finance, and human resources as well as corporate strategy. As a result of his retailing experience, Mr. Weiner can determine how stores and restaurants will operate within a shopping center. Weiner is a well respected resource for national retailers on retailing and consumer trends and is a frequent speaker at retail conferences and is available to address conferences by invitation. Weiner started Weiner Development in 1993, and has built and developed over 1,500,000sf of shopping centers in Texas, Louisiana, and Arizona for tenants such as Wal-mart, Kohls, Lowes, Ross Dress for Less, Babies R Us, Walgreens, and Tractor Supply, among others.

Since 2005, Weiner Development has focused on mid and smaller markets where there are several advantages. First, it is easier to understand the competitive environment and the dynamics within each market. Second, the consumer in these mid and smaller markets generally is a more conservative fiscal consumer. This consumer has less credit exposure than the average consumer in major metro areas. There has not been a housing boom and therefore there has not been a bust. The spending patterns are much more stable in these mid-markets as well. Third, the banking and lending environment in these smaller and middle size communities is still operating in ways very similar prior to the Panic of 2008. Fourth, retailers and restaurants that operate in these markets have a similar conservative operating philosophy, and many of these retailers have very little or non-existent debt on their balance sheets. Furthermore, these consumers are still growing in today’s environment.

Weiner has stayed leading-edge in terms of understanding the dynamics of the retailing and restaurant industry. Since staring Weiner Development in 1993, he has participated in dozens of retailing institutional investor conferences throughout the United States, Asia, and Europe. As one of the few real estate executives who has an opportunity to participate in these conferences, he has an opportunity to meet and listen to the top executives of the largest domestic and global retailers and restaurants. In 2007, Wal-mart invited Weiner to visit several of Wal-mart Chinese store formats (supercenters, Sams Club, and Neighborhood Market) as well as Wal-marts Global Purchasing Operations in China. In addition, Weiner has personally been in thousands of retail stores and shopping centers and in hundreds of markets in the eight states with active operations. His deep understanding of the quality and survivability of retail formats is unique in the shopping center industry.

Weiner is married to Katherine F. Weiner and has three sons. Weiner has undergraduate coursework at the London School of Economics, a BA from Stanford University in Economics and Political Science, an MBA from the University of Texas at Austin, and a graduate of the Harvard Retailing and Executive Program. He is also a die hard Houston Astros baseball fan.

Mike Coontz
Construction Manager

Mike Coontz coordinates all construction activities for Weiner Development. The scope of work includes cost estimating, selection/management of the design team for New Development projects, due diligence/environmental investigation plus the day to day management of ongoing construction. Mike has over thirty years of experience in the commercial construction industry, with the last fourteen years devoted specifically to the retail sector at Weingarten Realty Investors. Highlights of those activities include extensive tenant improvement work, shopping center renovations & remodels, redevelopment of empty big-box vacancies to smaller mid-size anchor space , design/build of large and small retail shell buildings, coordinate construction of build-to-suit anchor tenants and complete construction management of community type shopping centers anchored by major national retailers. The work was performed throughout Texas, Louisiana, Arkansas and Florida. Mike attended Bradley University and has lived in the Houston area for thirty years.

Tommy Stewart
Property Management/Leasing

Tommy Stewart serves as the Director of Property Management and Leasing. Prior to joining Weiner Development in 2006, Stewart managed over 250,000sf of office buildings with Boxer Properties. At Weiner Development, Stewart coordinates all property management including inspections, financial reporting, troubleshooting, maintenance and tenant relations.  He also leases existing and new properties and coordinates marketing, the production of letters of intent, and leases and renewals. Stewart maintains excellent relationships with current tenants and with the real estate managers of retailers and restaurants that operate within our markets.

A 1982 graduate of the University of Texas, Tommy has a BA in business, is a member of ICSC, and is a licensed real estate agent.

Beth Lazarou joined Weiner Development in 2012 as Office Administrator.  She provides the staff with support to ensure an organized and productive environment.  Ms. Lazarou graduated with honors from the University of Houston with a BA in Theatre.
